Este trabalho analisa a produção da incorporação imobiliária, definindo seus agentes, investigando práticas utilizadas e as tipologias resultantes dessa produção. Abrange o período de 1945 a 1964 em que a incorporação teve papel essencial na alteração de um modelo de provisão habitacional baseado no aluguel para outro baseado na casa própria. Identificamos dois níveis tipológicos inovadores em relação ao que era produzido anteriormente: o apartamento kitchenette e o edifício multifuncional. Procuramos mostrar que os resultados arquitetônicos estão vinculados ao processo produtivo e que não é possível entender a adoção de determinadas tipologias utilizadas pela promoção privada se não forem estudadas em sua dimensão de mercadoria. Dentro deste raciocínio, notamos que alguns conceitos de Arquitetura Moderna foram essenciais para tornar a habitação mais econômica a fim de atingir a classe média.

This work analyses the production of the real estate incorporation in São Paulo defining their agents, investigating their used procedures and the architectural typologies resulting from their building production. It includes the period from 1945 to 1964 in that the incorporation had key role in the alteration of habitation provision model based on the rent for other based on the own ship. The these identifies two innovative typology levels according to the previously building productions: the studio apartments and the multifunctional buildings like Copan. Seeks to show that the architectures resulting are linked to the productive process, and that the understanding of the specific architecture typologies adoption, used by the private promotion, is impossible disregarding the analyses of their merchandise dimension. According to this logical frame the thesis presents that some Modern Architecture concepts were essential so that the housing production turned economic and could reach the middle class housing demand.
