A pesquisa visa compreender de que maneira as motivações dos proprietários na retenção de imóveis ociosos influenciam a dinâmica do mercado de terras no centro da cidade de São Paulo, buscando entender em que medida essas motivações perpassam o desinteresse dos proprietários e os obstáculos postos por eles à venda de seus imóveis, ou demonstram suas expectativas de valorização futura dos mesmos. Parte-se da hipótese de que o perfil dos proprietários dos imóveis ociosos tem relação com o entrave no mercado de terras na região central e é um de seus elementos fundamentais. Esses proprietários carregam raízes históricas e geracionais, vinculadas a capitais familiares antigos, de caráter mercantil, aplicados incialmente em prédios de aluguel. A herança desse patrimônio transmitida a novas gerações e a novos agentes engendra entraves específicos à circulação desses bens. Para verificação da hipótese, a metodologia combina pesquisa empírica de caracterização dos imóveis ociosos e dos seus proprietários a partir de bases de dados públicas, com pesquisas históricas sobre os principais grupos familiares e empresariais que detém imóveis, entrevistas com agentes imobiliários e proprietários, além de revisão bibliográfica sobre o tema.

This research aims at understanding how landowners motivation in retaining vacant property may influence land market dynamics in the historical central area of São Paulo. It explores the extent to which such motivations represent sales obstacles or indifference on the part of landowners, or whether it evidences expectations of future appreciation of their assets values. It departures from the hypothesis that vacant property owners profile relates to barriers in the land market in the central area, which can be accounted as one of its main causes. These landowners bare historical and generational roots that are linked to old family-related capital of mercantile character usually invested in rental properties. New generation and new agents inheriting those properties posit specific barriers to their circulation in the market. To test the hypothesis, the methodology combines empirical research with the characterisation of vacant properties and their owners, drawn from publicly accessible databases, along with historical documental research on the main business and familiar groups who hold properties, interviews with real estate agents and landowners, in addition to a literature review on the theme.
